Plans to turn a large site at Heuston Station in Dublin into a mixed-use development including more than 1,000 residential units have been unveiled.
The ‘Heuston Masterplan‘ also includes commercial, retail and leisure units. It envisions the construction of two new bridges across the River Liffey
CIÉ’s Group Property division has launched the plan, for the ‘transformational development‘ of CIÉ lands.
Announcing the proposals, CIÉ Group Chief Executive Lorcan O’Connor said “through the Heuston Masterplan, CIÉ is uniquely placed to deliver an exemplar of Transport Orientated Development. We will deliver a largely car-free development, designed to have public transport and active travel at the heart of the way of life for people who live and work in this exciting new urban centre.”
The Heuston Masterplan proposes:
- A substantial quantum of mixed-use development of commercial, residential, retail and leisure facilities on a 10-hectare site covering the CIÉ lands around Heuston Station and Conyngham Road, with potential for 210,000+ sqm of development including 1,000+ residential units;
- The creation of an exemplar of Transport Orientated and Sustainable Development;
- Provision of substantial new pedestrian and cycling infrastructure to include two new cross-Liffey bridges, 5,000 cycle parking spaces, and high quality public realm space within an urban environment, facilitating a largely car-free development;
- Opening up of approximately one kilometre of river frontage and interlinking the green assets and public amenities of Phoenix Park and IMMA;
- Safeguarding of ongoing transport operations and planned enhancements, ensuring enhancements under the DART+ and Bus Connects programmes are facilitated, and existing rail, bus and Luas services are supported. Improved public transport provision includes a new station at Heuston West, announced last week as part of DART+ South West proposals;
- Transformation of largely brownfield site at the west of the city into a destination for living, working, exercising and socialising.
