The average rent for a new tenancy in Dublin has surged to €2,476 per month.

It comes as rental prices across Ireland near €2,000 nationwide.

New data from Daft.ie reports rents have now risen for 15 straight quarters, pushing the national average to €1,955, a 43% increase compared to pre-Covid rates.

The third quarter of this year saw new tenancy rents climb by 1.7%, with annual rental inflation at 7.2%.

Dublin rents increased by 5.2% year-on-year, nearly double the rate of inflation seen at the end of 2023.

Rents outside the capital have seen an 8.9% increase, down from a high of 12.3%.

As housing costs continue to soar, rental affordability and availability are expected to be pivotal issues in the upcoming general election, affecting both city and rural renters across the country.
